The 2-minute landlord check
Answer each question for one property. You get a green, amber or red light for each duty, what to do next, and the official source to check it against. Nothing you tick is stored or sent anywhere.

A quick self-check, not legal advice: a green light is not a guarantee. Read the official source for each duty, and get advice for anything you are unsure about.
Coming up for landlords in England
- The Private Rented Sector Database. Every private landlord will have to register, with their properties, and pay a fee. Draft regulations laid before Parliament in September 2026 propose opening registration region by region from January 2027. Check GOV.UK for your region’s date.
- The Landlord Ombudsman. The government’s roadmap expects membership to become mandatory for private landlords in 2028.
- Decent Homes Standard and Awaab’s Law. Both are due to apply to private renting at a later date. Check GOV.UK before you plan work.
