Landlord register dates by region
Every private landlord in England with a let property must register it on the government's Register your rental property service, the Private Rented Sector Database. Your deadline depends on where the property is, not where you live. Pick the council area to see your dates.
The rules in plain English
- Who registers: landlords of assured or regulated tenancies in England register themselves and each property that is let now, or becomes let during the rollout.
- When: the requirement starts region by region, one a month from 15 December 2026, and each region then has three months. Everyone letting property must be registered by 14 November 2027.
- Where: the deadline follows the property, not you. If you live in London and let a home in Birmingham, the West Midlands dates apply.
- Early: you can register any time from 15 December 2026, whichever region the property is in.
- Fee: £65 a year for each property, renewed every year, adjusted (pro-rated) during the rollout.
- After the deadline: councils in that region can start enforcement.
- Coming later: empty properties will need registering before they are marketed, and adverts will carry the registration numbers. Guidance will follow; there is nothing to do yet.

Questions landlords ask
When do landlords have to register their properties in England?
It depends on where the property is. The requirement starts in the West Midlands on 15 December 2026 and reaches a new region each month until the South West on 15 August 2027. Each region then has three months, so the last deadline is 14 November 2027.
Does the deadline follow where I live or where the property is?
Where the property is. If you live in London and let a home in Birmingham, you register by the West Midlands deadline, 14 March 2027.
How much does it cost to register?
£65 a year for each property, renewed every year. During the rollout the fee is adjusted (pro-rated), so landlords who sign up first do not pay more.
Can I register before my region's date?
Yes. You can register any time from 15 December 2026, which helps if you let homes in more than one region.
Do I need to register an empty property?
Not yet. You register properties that are let now or become let during the rollout. Later, empty properties will need registering before they are marketed, and adverts will carry the registration numbers.
What do I need to register?
A GOV.UK One Login, the details of each property (the address, bedrooms, residents and rent) and its gas safety record, electrical safety report and EPC to upload.
