Certificate reminders
Three certificates run on their own clocks: the gas safety check every 12 months, the electrical safety report at least every 5 years, and the EPC every 10 years. Enter the dates from your certificates to see what is due and when, then save the reminders to your calendar.
The rules in plain English
Gas safety
- Every gas appliance and flue you provide needs a safety check by a Gas Safe registered engineer at intervals of no more than 12 months.
- A check done in the two months before the due date counts as done on the due date, so you keep the same renewal date each year.
- Give existing tenants a copy of the record within 28 days of each check, and new tenants a copy before they move in. Keep each record until two further checks have been done.
Electrical safety
- The electrical installation must be inspected and tested by a qualified person at least every 5 years, or sooner if the last report says so.
- Give existing tenants a copy within 28 days of the inspection, new tenants a copy before they move in, and the council a copy within 7 days if it asks in writing.
- Any remedial or further investigative work the report calls for must be done within 28 days, or sooner if the report says so, then confirmed in writing.
Energy Performance Certificate
- An EPC lasts 10 years. You need a valid one when you market or let the property, and the person who becomes the tenant must have been given a copy free of charge.
- A home rated F or G cannot be let unless a valid exemption is registered. The minimum today is E. The rules on renewing an EPC during a tenancy are under review, so check GOV.UK before yours runs out.
