The new landlord register: when and how to register
Every private landlord in England with a let property must register it on the government's Register your rental property service, the Private Rented Sector Database. It opens on 15 December 2026 and reaches a new region each month, and your deadline depends on where the property is, not where you live.
Dates by region
Each region gets three months from its start date to register.
| Region | Requirement starts | Deadline |
|---|---|---|
| West Midlands | 15 December 2026 | 14 March 2027 |
| East of England | 15 January 2027 | 14 April 2027 |
| East Midlands | 15 February 2027 | 14 May 2027 |
| South East | 15 March 2027 | 14 June 2027 |
| Yorkshire and Humber | 15 April 2027 | 14 July 2027 |
| North West | 15 May 2027 | 14 August 2027 |
| North East | 15 June 2027 | 14 September 2027 |
| London | 15 July 2027 | 14 October 2027 |
| South West | 15 August 2027 | 14 November 2027 |
The region is the one the property's council area belongs to. If you live in London and let a home in Birmingham, you register by the West Midlands deadline, 14 March 2027.
You can register early
You can register any time from 15 December 2026, before your region's start date. That helps if you let homes in more than one region.
The fee
£65 a year for each property, renewed every year. During the rollout the fee is adjusted (pro-rated), so landlords who sign up first do not pay more.
What to have ready
- A GOV.UK One Login.
- The details of each property: the address, the bedrooms, the residents and the rent.
- Its gas safety record, electrical safety report and EPC, to upload.
The gas safety, EICR and EPC due dates tool shows whether each certificate will still be in date when you register.
Empty properties
Not yet. You register properties that are let now or become let during the rollout. Later, empty properties will need registering before they are marketed, and adverts will carry the registration numbers.
Pick the council area to see your start date, your deadline and the fee for your properties, with a calendar file of reminders.
